When people hear the word mold, they either panic or shrug it off — neither reaction helps. The truth is, mold isn’t always visible, and not all mold is dangerous, but ignoring the signs can lead to bigger issues down the road.

At B.C. Home Inspections, we believe in education, not scare tactics. So let’s clear up a few common myths about mold and mold inspections.

Myth #1: If I don’t see mold, it’s not there.

False.

Mold often hides behind walls, under flooring, or in crawl spaces. It can grow anywhere there’s moisture and poor ventilation. That’s why an air quality test or lab analysis is sometimes the only way to confirm whether spores are present.

And here’s an important fact: we cannot officially call a substance “mold” until it’s been tested and confirmed by a certified lab.

Until then, it’s referred to as a fungal-like growth or suspected organic material. Only professional lab testing can determine the exact type.

Myth #2: Bleach fixes everything.

Nope.

While bleach may kill surface mold on non-porous materials, it doesn’t address the root cause — moisture. Mold will return if the leak, condensation, or humidity problem isn’t resolved. Cleaning without identifying the source is like mopping up water without fixing the leak.

Myth #3: A mold inspection is just a scare tactic to sell more services.

Over the years, we’ve heard just about every myth out there: that home inspectors “fail” houses, that reports are meant to kill deals, or that they’re the same as appraisers (they’re not — we covered that one in another post).

Let’s clear up some of the biggest myths about home inspections so you can go into your next one informed and confident.

Myth #1: The Inspector Decides if the Home “Passes” or “Fails.”

That’s not how inspections work.

A home inspection isn’t a test — it’s a professional evaluation of the home’s condition on that specific day. Every home, even new ones, will have findings. Our job is to help you understand what’s normal wear and tear, what needs attention, and what could pose a safety concern.

There’s no “pass” or “fail.” The goal is knowledge, not judgment.

Myth #2: A Clean or Renovated Home Doesn’t Need an Inspection.

If you’re buying a home, you’ve probably heard both words — inspection and appraisal.

They sound similar, they both involve your house, and they both happen before closing.

But they serve completely different purposes, and understanding that difference can save you a lot of confusion (and maybe a little stress).

A Home Inspection Protects You, the Buyer

A home inspection is your chance to really learn about the property you’re buying.

Your inspector examines the home’s visible and accessible components — things like the roof, foundation, plumbing, electrical, HVAC, attic, and more.

The goal isn’t to assign a dollar value. It’s to give you an honest, detailed picture of how the home is performing right now and to flag potential safety issues or needed maintenance.

While inspectors document issues for your knowledge and safety, appraisers may flag certain items that could hold up a loan — especially with FHA, VA, or USDA financing.

These might include:

  • Missing smoke or carbon monoxide detectors
  • Lack of water heater strapping

These are loan safety requirements, not inspection “fails.”

If your appraiser finds them, they’ll need to be corrected before closing, but that’s separate from your inspection report.

  • The inspection helps you understand what you’re buying.
  • The appraisal helps the bank understand what they’re lending on.

Why a New Home Inspection Still Matters — Even if One Was Recently Done

It sounds practical, but here’s why getting a fresh inspection is still important — and how it protects you.

The Inspection Report Belongs to the Client Who Paid for It

When you hire a home inspector, that report is created for you. It’s your property, not something that automatically becomes public.

You can choose to share it with your lender, agent, or anyone else involved — but you don’t have to. It’s completely your call. What’s important to remember is that the inspector’s duty is to the person who hired them, and that trust is part of what makes the report reliable and unbiased.

Even if someone decides to pass along their report to another potential buyer, it’s still wise for that new buyer to get their own inspection. No two inspectors are identical, and more importantly, no home stays exactly the same for long.
