Can I attend the inspection?

Yes, clients are welcome to attend their inspection, and we encourage it. However, per most real estate agents’ requirements, the client must be accompanied by their agent while on the property. This ensures everyone’s safety, protects access agreements, and keeps communication smooth between all parties.

We recommend joining near the end of the inspection so Blas can walk you through key findings, answer any questions, and make sure you feel confident about your report.

How long does an inspection take?

Most inspections take 2 to 4 hours, depending on the home’s size, condition, and any add-on services such as pool or air quality testing.

Can you revise or remove items from the inspection report so the home can pass a loan?

We understand that certain loan programs have strict property requirements, and sometimes repairs can feel overwhelming. However, we cannot alter, remove, or minimize findings in our inspection reports.

Our reports reflect the true condition of the property on the day of the inspection, based on what was visible and accessible. Adjusting or omitting issues would compromise the integrity of our work and could mislead future buyers, sellers, or lenders.

At B.C. Home Inspections, we believe in being transparent, honest, and fair to all parties involved. If something in the report raises concern, we’re always happy to discuss it and help you understand the finding — but the facts stay as they are.

When will I receive my report?

You’ll receive your detailed digital report within 24-48 hours of the inspection. Each report includes photos, explanations, and recommendations written in plain language for easy understanding.

Do you inspect newly built homes?

Yes. Even new construction can have oversights. We perform final-phase inspections to ensure everything is complete and functioning properly before you move in.

Do you inspect foreclosures or investment properties?

Yes. We offer inspections for foreclosed, bank-owned, and investment homes so buyers understand the property’s true condition before making a decision.

Do you offer pre-listing inspections for sellers?

Yes, we do. A pre-listing inspection is a great way for sellers to understand the condition of their home before putting it on the market. It allows you to address repairs ahead of time, price your home accurately, and avoid last-minute surprises during a buyer’s inspection.

Our goal is to give sellers the same peace of mind we provide buyers — clear information, honest feedback, and a professional report that helps make the selling process smoother and more confident.

Can I request a specific inspection instead of a full home inspection?

Yes, you can. While we always recommend a full home inspection for the most complete understanding of a property’s condition, B.C. Home Inspections also offers standalone or limited inspections for specific areas.

These can include roof-only, attic, or crawlspace inspections, as well as air quality or pool inspections. This option is especially useful for clients seeking peace of mind about a particular concern or when a full inspection isn’t required by their lender.

If you’re unsure which type of inspection best fits your situation, we’re happy to discuss your needs and guide you toward the right service.

Are you the same as an appraiser?

No. Home inspectors and appraisers have very different roles.

A home inspection focuses on the condition and safety of the property, while an appraisal determines the market value for the lender.

Our reports are not used to “pass” or “fail” a loan — they’re meant to help buyers understand the home’s current state and make informed decisions.

P.S. Some loan programs or appraisers may require certain safety items, such as:

  • Proper water heater strapping
  • Smoke and carbon monoxide detectors
  • Functional heating systems
Do you provide repair estimates?

No, we don’t provide repair pricing. Our role is to identify issues — not quote repairs — to ensure our inspections remain unbiased and professional. However, we do provide a list of trusted local businesses throughout Lake and Mendocino County who can assist with repair work, giving you reliable options to contact after your inspection.

Do you check for mold?

We offer air quality and fungal spore testing, which helps identify what’s in the air and whether mold may be present. These samples are analyzed by a certified lab for accuracy. Please note that we do not interpret lab results, but the report will clearly list the types and levels of spores found so you can review them or share them with a specialist if needed.
