The Truth About Mold Inspections: Clearing the Myths

November 11, 2025 by beecalvillo

When people hear the word mold, they either panic or shrug it off — neither reaction helps. The truth is, mold isn’t always visible, and not all mold is dangerous, but ignoring the signs can lead to bigger issues down the road.

At B.C. Home Inspections, we believe in education, not scare tactics. So let’s clear up a few common myths about mold and mold inspections.

Myth #1: If I don’t see mold, it’s not there.

False.

Mold often hides behind walls, under flooring, or in crawl spaces. It can grow anywhere there’s moisture and poor ventilation. That’s why an air quality test or lab analysis is sometimes the only way to confirm whether spores are present.

And here’s an important fact: we cannot officially call a substance “mold” until it’s been tested and confirmed by a certified lab.

Until then, it’s referred to as a fungal-like growth or suspected organic material. Only professional lab testing can determine the exact type.

Myth #2: Bleach fixes everything.

Nope.

While bleach may kill surface mold on non-porous materials, it doesn’t address the root cause — moisture. Mold will return if the leak, condensation, or humidity problem isn’t resolved. Cleaning without identifying the source is like mopping up water without fixing the leak.

Myth #3: A mold inspection is just a scare tactic to sell more services.

Not with us.

A mold inspection is about knowledge and prevention, not panic. We perform lab testing that identifies the type and level of spores in the air, helping you decide whether remediation is necessary.

The goal is simple: to help you understand what’s in your environment so you can take the right steps toward a healthy home.

Myth #4: Once the home’s remediated, you never have to test again.

Not always true.

It’s best to follow up with a clearance test to ensure remediation was successful. And if moisture returns — like a new leak or roof issue — testing again is the smart move.

Bottom Line

Mold testing isn’t about fear — it’s about facts.

At B.C. Home Inspections, our air quality and surface tests are designed to give you clarity and peace of mind.

Because the real danger isn’t mold — it’s not knowing it’s there.

Fireplaces and Furnaces: Hidden Dangers Before You Light Up

November 2, 2025 by Blas Calvillo

When cold weather hits, nothing feels better than a warm fire or a toasty heater humming in the background. But behind that cozy comfort can lurk real hazards — the kind that can go unnoticed until it’s too late. A quick seasonal check can keep your home safe and your air breathable.

1. Chimneys Need More Than Just a Sweep

Over time, soot and creosote build up inside your chimney. That sticky residue is flammable, and all it takes is one spark to ignite it. Annual cleanings and inspections help prevent chimney fires and reveal cracks, blockages, or damaged flue liners that could send smoke — or worse, carbon monoxide — back into your home.

2. Don’t Ignore the Furnace

Your furnace might seem like a reliable workhorse, but without proper maintenance, it can develop cracks or leaks that release carbon monoxide. Filters clog, vents corrode, and systems overheat — all silently. A professional inspection checks for these issues before they turn into emergencies.

3. The Invisible Threat: Carbon Monoxide

Carbon monoxide (CO) is odorless, colorless, and deadly. It can build up from malfunctioning fireplaces, furnaces, or even attached garages. Every home should have working CO detectors near bedrooms and living spaces. Test them monthly and replace batteries twice a year.

(Yes, we know it’s one more thing to remember — but your lungs will thank you.)

4. Ventilation Matters

Proper airflow keeps your heating system efficient and safe. Blocked or closed vents cause uneven heating and put extra strain on your furnace. If you notice hot and cold spots in your home, it could be a sign something’s off in your ductwork or ventilation system.

5. Schedule a Safety Inspection Before Winter

An inspection from B.C. Home Inspections can identify cracks in your furnace, leaks in your venting, or chimney hazards long before you strike a match. We check heating systems, ventilation, insulation, and other components that keep your home safe and warm.

Bottom line: A cozy home shouldn’t come with hidden dangers. Take a little time to prepare before lighting that first fire or turning up the thermostat. Your safety — and peace of mind — are worth it.

Myths About Home Inspections: What Buyers and Sellers Should Really Know

November 1, 2025 by beecalvillo

Home inspections are one of the most important parts of buying or selling a property — and also one of the most misunderstood. Over the years, we’ve heard just about every myth out there: that home inspectors “fail” houses, that reports are meant to kill deals, or that they’re the same as appraisers (they’re not — we covered that one in another post).

Let’s clear up some of the biggest myths about home inspections so you can go into your next one informed and confident.

Myth #1: The Inspector Decides if the Home “Passes” or “Fails.”

That’s not how inspections work.

A home inspection isn’t a test — it’s a professional evaluation of the home’s condition on that specific day. Every home, even new ones, will have findings. Our job is to help you understand what’s normal wear and tear, what needs attention, and what could pose a safety concern.

There’s no “pass” or “fail.” The goal is knowledge, not judgment.

Myth #2: A Clean or Renovated Home Doesn’t Need an Inspection.

Fresh paint, new cabinets, and shiny fixtures can make a house look perfect — but those cosmetic updates can hide real problems.

Even well-maintained or newly renovated homes can have underlying issues like faulty wiring, plumbing leaks, or structural concerns. A home inspection goes beyond appearances to make sure what’s behind the walls is just as solid as what you see.

Myth #3: All Inspectors Are the Same.

Not true.

Every inspector has a different level of experience, training, and the tools they use. At B.C. Home Inspections, we use specialized technology — including our remote crawler, Johnny 5 — to inspect tight spaces like crawl areas most people can’t access.

We also take time to explain our findings and answer questions long after the inspection is done. So yes, you might find cheaper options, but what you’re really paying for is expertise, accuracy, and availability.

Myth #4: Sellers Don’t Need Their Own Inspection.

Actually, pre-listing inspections are a smart move.

They help sellers identify issues before putting the home on the market, which can prevent surprises, reduce negotiations, and even speed up the sale. Transparency builds trust — and trust sells homes.

Myth #5: Inspectors Will Tell You Whether to Buy the Home.

That’s not our role.

We’re here to provide clear, unbiased information about the home’s current condition. What you do with that information — whether it’s negotiating, requesting repairs, or walking away — is entirely your decision.

Bottom Line

A good inspection isn’t about fear — it’s about clarity.

At B.C. Home Inspections, we’re committed to giving our clients honest, detailed, and easy-to-understand reports so they can make confident decisions about their homes.

Because the more you know about your property, the fewer surprises you’ll face down the road.

Home Inspection vs. Appraisal: What’s the Difference and Why It Matters

October 31, 2025 by beecalvillo

If you’re buying a home, you’ve probably heard both words — inspection and appraisal.

They sound similar, they both involve your house, and they both happen before closing.

But they serve completely different purposes, and understanding that difference can save you a lot of confusion (and maybe a little stress).

A Home Inspection Protects You, the Buyer

A home inspection is your chance to really learn about the property you’re buying.

Your inspector examines the home’s visible and accessible components — things like the roof, foundation, plumbing, electrical, HVAC, attic, and more.

The goal isn’t to assign a dollar value. It’s to give you an honest, detailed picture of how the home is performing right now and to flag potential safety issues or needed maintenance.

At B.C. Home Inspections, we focus on safety and condition, not on whether the house “passes.”

Every home, even brand-new ones, will have findings. The inspection helps you make informed decisions and, if needed, negotiate repairs or plan future maintenance.

An Appraisal Protects the Lender

An appraisal, on the other hand, is ordered by your lender, not by you.

The appraiser’s job is to determine the market value of the home — basically, to make sure the property is worth what you’re paying (and what the bank is lending).

They’ll look at things like:

  • Comparable home sales in the area
  • Size, location, and features
  • General condition of the property

The appraiser’s focus isn’t on safety details or maintenance items. They’re concerned with the home’s overall value and whether it meets the lender’s requirements.

What Appraisers May Flag (and Why It’s Different)

While inspectors document issues for your knowledge and safety, appraisers may flag certain items that could hold up a loan — especially with FHA, VA, or USDA financing.

These might include:

  • Missing smoke or carbon monoxide detectors
  • Lack of water heater strapping
  • Broken windows or trip hazards
  • Non-functional heating systems

These are loan safety requirements, not inspection “fails.”

If your appraiser finds them, they’ll need to be corrected before closing, but that’s separate from your inspection report.

Why You Need Both

It’s easy to wonder if you can skip one, especially when expenses add up. But here’s the truth:

  • The inspection helps you understand what you’re buying.
  • The appraisal helps the bank understand what they’re lending on.

Both protect important investments, but in completely different ways.

Skipping your own inspection might save a few dollars now, but it could cost thousands later if hidden issues go unnoticed.

Bottom Line

A home inspection is for your peace of mind, not the lender’s paperwork.

An appraisal is for the lender’s protection, not your home’s safety.

At B.C. Home Inspections, we’re here to make sure you know exactly what you’re walking into — no surprises, no shortcuts, just clear, honest information about your home.

Why a New Home Inspection Still Matters — Even if One Was Recently Done

October 31, 2025 by beecalvillo

Every once in a while, we hear this: “The last buyer already had an inspection done 30 or 60 days ago. Can’t we just use that one?”

It sounds practical, but here’s why getting a fresh inspection is still important — and how it protects you.

The Inspection Report Belongs to the Client Who Paid for It

When you hire a home inspector, that report is created for you. It’s your property, not something that automatically becomes public.

You can choose to share it with your lender, agent, or anyone else involved — but you don’t have to. It’s completely your call. What’s important to remember is that the inspector’s duty is to the person who hired them, and that trust is part of what makes the report reliable and unbiased.

Even if someone decides to pass along their report to another potential buyer, it’s still wise for that new buyer to get their own inspection. No two inspectors are identical, and more importantly, no home stays exactly the same for long.

A Home Inspection Reflects the Condition of the Home That Day

An inspection is like a snapshot. It shows what was visible and functioning on that specific date.

Since then, weather, repairs, or even daily living can change things. A small leak might start, a breaker might trip, or something that looked fine before might no longer be.

That’s why every new buyer deserves a fresh look at the property — to know what’s happening today, not sixty days ago.

Safety First — That’s Where We Come In

At B.C. Home Inspections, our focus is safety.

We’re not here to compete with contractors or question their work. In fact, we often work alongside great contractors who help bring homes up to standard. But our role is different: while contractors follow building codes, we focus on the overall safety and function of the home as a living space.

Even after repairs are done — whether by a licensed professional or a helpful relative — having a home inspector take another look helps confirm that everything is operating safely. It’s not about pointing fingers; it’s about making sure your investment and your family are protected.

A Fresh Inspection = Fresh Confidence

Buying a home is a big decision, and peace of mind should come with it.

A new inspection ensures that nothing’s been missed or changed since the last look. It gives you current, accurate information to base your next move on — and that’s worth more than saving a few dollars on an old report.

B.C. Home Inspections

Serving Lake and Mendocino Counties with detailed, safety-focused inspections you can trust.

Cold Weather, Warm Homes: How to Keep Moisture Out and Heat In

October 29, 2025 by Blas Calvillo

When the temperature drops, your home starts working overtime. Between the rain, the cold mornings, and those foggy windows, it’s easy to forget that moisture doesn’t just appear — it sneaks in through tiny gaps, weak insulation, or poor ventilation. That’s where a little maintenance and a good inspection can save you from big headaches later.

1. Check Your Windows and Doors

If you feel a draft or notice condensation inside your windows, your seals might be failing. That means warm air is escaping and cold air is creeping in. Over time, this can lead to higher energy bills and even hidden moisture damage. Caulking and weather stripping are simple fixes that go a long way.

2. Keep an Eye on Your Attic and Insulation

Attics are like the lungs of your home — if they’re not breathing right, everything else suffers. Poor ventilation or missing insulation can cause condensation to build up, leading to mildew or even structural issues. During our inspections, we often find areas where heat is escaping straight through the attic. A thermal check can quickly show those weak spots.

3. Watch for Moisture in Crawlspaces

Winter moisture loves crawlspaces. When water sneaks under the house, it can cause wood rot, fungus growth, or damage insulation. A proper vapor barrier and good drainage keep the underside of your home dry and healthy. It’s not glamorous work, but it matters.

4. Don’t Forget Your Heating System

Before you flip that thermostat on, make sure your furnace and filters are ready. A quick inspection of your venting and carbon monoxide detectors can prevent serious safety issues. Heating systems that haven’t been serviced in years are one of the most common problems we see during cold months.

5. Schedule a Seasonal Inspection

A seasonal inspection helps catch small issues before they turn into expensive repairs. At B.C. Home Inspections, we look for signs of water intrusion, insulation gaps, and ventilation problems — all the things that quietly ruin homes while you’re just trying to stay warm.

Bottom line: winter is tough on houses. But with a few smart checks (and maybe a little help from your favorite inspection team), your home can stay cozy, dry, and efficient all season long.

Protect Your Home with Professional Fungal & Mold Testing

October 28, 2025 by Blas Calvillo

When it comes to your home, what you can’t see can still affect your health.

At BC Home Inspections, we now offer fungal and mold testing to help homeowners understand what might be lingering in their air. Sometimes, a home can look perfectly clean—no visible signs of mold—but hidden moisture behind walls or near water heaters can allow fungal spores to grow unnoticed.

Because we aren’t a remediation company, our role is to identify potential concerns—not to diagnose or confirm visible mold. Instead, we collect air or surface samples that are analyzed by a certified lab to determine whether fungal spores are present and at what levels.

Testing can be especially important if:

  • You’ve experienced water damage or high humidity.
  • Someone in your home suffers from allergies, asthma, or frequent headaches.
  • You notice musty odors or unexplained discoloration near plumbing or HVAC systems.

Our goal is simple: to give you accurate information about your home’s air quality so you can take the right next steps with confidence.

We’re proud to provide professional, reliable testing that helps families protect their health and homes.
